Borrowed documents
A real ID, used by someone else. Document OCR reads the ID, then the live facial scan has to match the person holding the phone — not just the photo on the card.
Identity verification
RentKey's tenant ID verification reads the applicant's government ID, matches it to a live facial scan, and checks for tampering, replay and deepfakes — in about three minutes, on their own phone. The scan itself is deleted within a day.

Stage 1 of 6
Read, not photographedFront and back are read edge to edge. The machine-readable zone is checked against the printed fields and the document is scored for tampering.
Why identity first
A fake ID on a rental application undermines every check that follows it — credit files, sanctions hits and eviction records are only as good as the identity behind them. RentKey verifies the person first.
A real ID, used by someone else. Document OCR reads the ID, then the live facial scan has to match the person holding the phone — not just the photo on the card.
A document that doesn't correspond to a real, verifiable person. The scan tracks 478 facial landmarks and their blendshapes, and ties the match to the person holding the phone, not just a name and a birthdate.
A photo of a photo, or a video played back at a camera. Liveness detection and tamper and replay checks catch flat images and screens before a match is even attempted.
The liveness check
The document is read and cross-checked, then the live face is matched to its portrait while a liveness prompt is tracked on 478 facial landmarks and blendshapes, with an anti-spoof check and a deepfake check on the same frames.
Front and back are read edge to edge: name, date of birth, document number, expiry.
The printed fields are checked against the barcode or machine-readable zone on the same document.
The printed name, the encoded name and the name on the application have to agree.
The document is scored for alteration; a low genuineness score fails the scan outright.
A face has to be found in both the portrait and the live frames, large enough to compare.
The live face is compared to the document portrait and given a confidence score, not a guess.
A prompt chosen at random, blink, turn, nod or smile, tracked on 478 facial landmarks and their blendshapes across at least ten frames.
A photo, a screen or a printed mask held up to the camera is detected and rejected.
Synthetic or swapped faces are flagged on the same frames.
The process
The whole verification runs in the applicant's phone browser — nothing to install.
The applicant photographs or scans their government-issued ID directly in the browser.
A short guided scan captures a live video of their face. A still photo isn't accepted here.
The live face is matched to the ID photo, with a liveness prompt tracked on 478 facial landmarks, anti-spoof and deepfake checks.
A verification result and signed hash are sent to the landlord's report. The biometric data is deleted within a day.
About three minutes in total. No app download. Works in any modern phone browser.
What is kept, what isn't
Biometric data is used to make the match and deleted within a day. Only the result is kept.
Accepted documents
Acceptance varies by issuer. Some older or non-standard documents may not read cleanly, and the applicant will be asked for another.
